RENTAL APPLICATION CRITERIA AND PROCEDURES
Prior to submitting an application for processing, all applicants must view the interior of the property. All applicants accept the property in AS-IS condition, except where there is written agreement for repairs with the owner. If so, that agreement will become a part of the lease. Please note that verbal representations are not binding.

ALL INFORMATION COLLECTED FOR THIS APPLICATION IS CONSIDERED CONFIDENTIAL IN NATURE AND FOR SRE PROPERTY MANAGEMENT, LLC USE ONLY.
1. PROCESSING TIME FRAME: The application processing time is typically within 2 business days. However, unforeseen circumstances may occasionally delay the processing time. You will be promptly notified of your application status as soon as a determination is made. Upon notification of approval by an SRE Property Management representative, you will have 2 business days to complete all necessary lease requirements for the property for which the application was submitted.
2. TO APPLY, THE FOLLOWING IS REQUIRED: All applicable fields on the Rental Application must be filled out, initialed and signed by the applicant.
A. The application fee is $55 per person 18 years of age or older. PLEASE NOTE APPLICATION FEES ARE NON-REFUNDABLE.
B. Each individual 18 years of age or older must complete their own application and undergo the application process. Approved applicant(s) must sign the lease as a responsible party; occupant(s) must be listed as part of the lease.
C. Valid current photo documentation is required; this may include a driver's license, state-issued ID, or passport.
D. Each applicant is required to provide a valid social security number. Applicants without a social security number must provide proof of permitted stay in the US with a visa, as well as pay the last three months' rent in advance.
E. A third-party screening company will conduct an evaluation of all applicants.
3. CRITERIA REQUIREMENTS:
A. Income Requirement:
i. Applicant: Gross monthly income must meet or exceed three times the monthly rent amount. Multiple applicants’ income will be combined.
ii. Guarantor: Gross monthly income must meet or exceed four times the monthly rent amount.
B. Proof of Current Income: It is important that you provide the source of income that will cover the term of the lease. If you are beginning a new job or if your current job is not local, a letter from your employer that includes employment status and pay rate is necessary. (Letter must be on company letterhead, signed and dated)
i. Acceptable proof of income: Pay stubs, LES, W2, retirement statements, court decrees on child support or alimony.
ii. Self-employed or retired applicants must provide last 2 years of tax returns.
C. Credit History: Must have satisfactory credit. The most common reasons for denial are:
i. Any outstanding previous landlord debt.
ii. Collection accounts exceed 25% of your credit profile.
iii. Delinquent accounts exceed 25% of your credit profile.
iv. Applicant has an initial filing or eviction within the last three (3) years or has multiple evictions with in the last ten (10) years.
D. Criminal History: Must have satisfactory criminal background. The most common reasons for denial are:
i. Applicant has falsified information on the application.
ii. Applicants who have been convicted of a felony, or have a record of 1st degree misdemeanor for which adjudication was withheld or person was found guilty in the past ten (10) years.
iii. Applicant has ever been convicted of any sexual related offense or Violent Crime Against Person for which adjudication was withheld or person was found guilty.
4. POLICIES AND PROCEDURES:
A. Applications will be processed in the order they are received, a “first come, first served basis”, with time and date denoted on the application. In the event that multiple applications are received before approval can be granted, priority will be given to the first fully approved application with no contingencies.
B. LEASE PREP FEE, SECURITY DEPOSIT, FULL FIRST MONTH OF RENT, AND ANY PRO-RATED RENT (if applicable) MUST BE PAID WITH CERTIFIED FUNDS (funds are to include pet rent if applicable)
C. Within 2 business days of application approval, you must pay a $100 lease prep fee in certified funds, pay the security deposit in certified funds and sign the lease. Failure to complete the lease signing process and provide the necessary funds within the given time frame may result in rejection of the application.
D. Move-in date must be within 2 weeks from application approval date, unless approved by owner.
E. Keys will be released on the first day of occupancy and under NO circumstances prior to date denoted in the lease.
F. Regardless of move-in date, an amount equal to a full first month’s rent, and any pro-rated rent is required upon move in. The first full month’s rent and any pro-rated rent if applicable, must be paid in certified funds.
G. There is a NON-REFUNDABLE pet rent of $25 per pet per month on all properties that allow pets. Failure to disclose pets may result in a 7 Day Non-Right to Cure Notice which can lead to an eviction.
H. If applicant(s) are approved with conditions, those conditions supersede all conflicting statements in this document.
5. DEFINITIONS:
A. Applicant – All persons applying to rent/lease a property who are 18 years of age or older. All applicants 18 years or older are financially responsible unless excluded under the definition of Occupant.
B. Tenant – All persons applying to rent/lease a property who are 18 years of age or older and who will be financially responsible for the lease. All tenants must complete an application, and pay the application fee.
C. Occupant – Person who lives in the rental property who is a dependent of the tenant, but may not be listed as a responsible party on the lease agreement. Proof must be provided of dependency (last year’s tax return or medical documentation). Occupant(s) will not be financially responsible for the lease, must complete an application, and pay the application fee. Any person(s) under the age of 18, need not complete an application, but will also be listed as an occupant on the lease.
D. Guarantor - Any person who guarantees payment should the applicant default on their financial responsibility. Guarantor(s) cannot reside in the property, must be 18 years of age or older, pay a separate application fee and be approved without any contingencies.
6. EARLY TERMINATION: If applicant has already signed the lease and submitted the security deposit, they may terminate the lease after meeting the following stipulations:
i. Giving written notice to the Property Manager, and providing reason for termination.
ii. If termination is within 14 days of the lease signing, the applicant must give the Landlord an amount of money equal to the security deposit. If the termination is more than 14 days after the lease was signed,
the applicant must give the Landlord an amount of money equal to the security deposit AND one month’s rent. This provision applies only to those tenants who have NOT taken possession of the rental property.
This Rental Application Criteria and Procedures document is provided to everyone seeking an application for a property managed or Tenant Placement where SRE Property Management, LLC has a signed agreement with an Owner to provide these services. Applicants should not proceed with submitting an application unless they have fully read and understand this document.

By submitting your application, you hereby agree that Citizen Home Solutions may contact you via email, text, and or phone call. Applicant also agrees to pay for the Resident Benefits Package (“RBP”) that delivers savings and convenient, professional services for $45/month in addition to rent.’
